Deposits, Fees, & Cancellations

RESERVATION DEPOSIT & BALANCE
50% deposit to reserve property.
Balance due 30 days before arrival.
Failure to submit the balance of the rental 30 days prior to arrival date may result in cancellation of the reservation and forfeiture of the deposit.

DAMAGE/SECURITY DEPOSIT
US$500 fully refundable damage deposit due at or before arrival.

PROCESSING FEES
International Transfers US$50
Paypal Transfers US$10 for each $1000

CANCELLATION POLICY
Cancellation of a confirmed reservation must be in writing by mail or email to be reimbursed.
• Processing fees are non-refundable
• 75% refund of the deposit if cancelled over 30 days prior to check-in date (*see below)
• 50% refund if cancelled within 30 days prior to check-in
• No refund if cancelled within 7 days of check-in date
• No refunds for holiday weeks, late arrivals, or no-shows
• US$50 processing fee for all cancelled reservations
• Cancellations after check-in date are non-refundable
*If you cancel more than 30 days before your reservation and we are able to fill the dates at the same rate, we will refund 100% minus a 5% cancellation fee.

CLEANING FEES
Cleaning during a guest stay is available, at an additional charge.
Post-stay Cleaning Fee US$50
Guests are expected to leave the property free of dirty dishes and excessive garbage. Failure to do so may result in an additional cleaning fee of $50.

Guest Policies

CHECK IN/OUT TIMES
Check In is after 3pm and Check Out is prior to 11am.
Guests arriving prior to 3 pm may be accommodated, subject to availability.
Late Check Outs may be subject to additional fees, up to the cost of an additional night.

DAMAGES
Any damages or missing items caused by guest negligence or abuse will be charged the value of repair or replacement.

SECURITY DEPOSIT
The following conditions will result in loss of the security deposit and immediate termination of the rental:
a) Willful damage to the rented property or to neighbouring properties or common areas
b) Smoking inside the unit
c) Any unauthorized pets or overnight guests
d) Occupancy exceeding the number of guests booked
e) Use of the premises for any illegal activity
f) Acts which interfere with the neighbours’ right to quiet enjoyment of the property

MAXIMUM OCCUPANCY
Occupancy exceeding maximum occupancy will result in eviction from the property with no refund for balance of the reservation and loss of the damage deposit.

REFUNDS
If a major appliance (air conditioner, refrigerator, stove, television) malfunctions during guest stay, Su Casa Services will make every reasonable effort to have it repaired during occupancy, but no refunds for malfunctioning appliances will be offered or expected.
Major appliances requiring repair due to guest negligence or abuse will be charged back to the guest.
No refunds will be given due to power outages, water shortages, common area deficiencies or construction at adjacent properties.

PETS
Pets are not permitted in short-term rentals. Guests arriving with unauthorized pets will not be permitted to enter the unit and will not receive a refund for their stay.

SMOKING
Smoking of any kind (including vaping) is not permitted in the units. Smoking in the unit will result in loss of the ENTIRE damage deposit.

LIABILITY & INDEMNIFICATION
The Renter indemnifies and holds harmless the Owner or Property Manager(s) for any injuries, accident, or other occurrence that Renter, their family, friends, or to any other person entering the premises, or loss or damage to goods, personal belongings or equipment which belongs to the Renter due to accidents, negligence, acts of nature, fire, earthquake or any other catastrophe that could occur and cause damage. The Renter waives any and all claims or assertions of every kind and nature against the Owner or Property Manager(s). This indemnification includes, but is not limited to, any damage or injury which may be incurred to any other person for damage or injuries that arise from natural disasters, acts of god, negligence of the Renter, their guests or invitees, or actions of any third parties.
